Short Form Development Control Regulations (SF-DCR)
1. Land Use

1.1 Mixed Use (Residential with Retail @GF) All other uses
Note: This SF-DCR is supplemental to the DCR of 2007 and the clauses herein override any and all of the equivalent earlier controls.
2. Plot Development Regulations

2.1 Floor Area Ratio (FAR)
2.20 (Retail: 60sqm)
Average unit Size: 85sqm
2.2 Built Up Area (BUA)
Maximum permissible Built Up Area (BUA) is calculated by multiplying the total plot area by the
Attached balconies enclosed on only 1 or 2 sides are not calculated as a Built up Area (BUA),
whereas enclosed balconies on 3 sides shall be calculated as BUA
Other areas excluded from the BUA and Floor Area Ratio (FAR) calculation are staircases, lift
shafts, MEP, rooms, garbage rooms, substation room, electricity and telephone rooms
Balconies may extend up to 2m from building face
Note: any enclosed spaces with no clear justified use; such as store or similar, shall be included in
the BUA calculation.
2.3 Maximum Site Coverage
Maximum 70% of plot area for the upper floors
Coverage extent is measured by projecting all structures above finished ground level onto ground
level horizontal plane.
2.4 Maximum Allowable Height
Podium height shall not exceed G+1
Ground & Podium floors may extend up to 0.00m setback from all sides.
Rear Setback: 0.0m
Front Setback: 0.0m
Side setback: 3.0m
Sikka Setback = 1.0m
2.6 Infrastructure Provisions
Development shall not exceed the utility allocations assigned to the plot, and shall comply with the
particular connection scheme as provided by Master Developer.
Any upgrade of the current connections of the plot to be borne by the TPD with the approval of
the Master Developer
2.7 Vehicular Access & Car Parking
All car parking is to be accommodated within podium levels and basement.
The location of vehicular entry access and gate level at the plot boundary threshold for each
building shall be as determined by Nakheel. The garage and access location must be designed

Amalgamation or subdivision of plots is upon Master Developer approval and the applicable fees.
Original development controls remain applicable.
